The amount of profitable area within the permitted height was maximized at five commercial levels. The IMAX cinema and food court area was placed on the fifth level to serve as a vertical anchor. The disruptive strategy was to generate a second level 0 to five meters above street level. In the center we place an atrium of natural light that visually connects all the levels.
The rental prices exceeded the existing high prices at street levels. Prices at this level allowed higher rental prices to be obtained at higher levels.
